House Painting Restoration 101: An Interview with Foster Lawyer of Mulligan's Painters, Inc.

Please tell us a little bit about your company and the services you offer.

Mulligan's Painters, Inc. is a custom new construction painting company working with architects and designers on some of Los Angeles' most prestigious homes in Beverly Hills, Pacific Palisades and Hancock Park to name a few. We also have a separate division which works solely in malls across California and the west on maintenance of mall stores, i.e., Abercrombie, Zara, Coach, etc.

Can you briefly talk about what painting restoration is and when it is usually done?

It is usually worth the effort if the underlying wood or structural nature of a project has the integrity and inherent value to keep it and repair it rather than replace it completely.

Are there any circumstances when paint and wood cannot be restored? What should be done then?

Yes, if the damage is too great, the cost is prohibitive. The decision to rebuild the restored area can be made to look the same with new materials.

Do you have any tips for homeowners who have an older house that is starting to show signs of paint and/or wood damage?

Windows, eaves and roof fascia all are basic to maintaining a wood home. A continual maintenance plan is the best. Every two years, repaint worn areas or rotten wood.

What are some of the most common areas in Southern California homes that need restoration?

Foundations, family rooms and kitchens.

What is the basic process for paint restoration, and how long does it usually take?

Varies by task. Stripping wood, sanding and repair can take a lot longer than conventional painting.
