The Importance of Proper Home Maintenance: An Interview with Elizabeth Dodson of HomeZada

By Elizabeth Dodson

Please describe the background of your company and your qualifications.

HomeZada was created out of personal need. Managing a home can be challenging. How does a homeowner track all the items inside their home, how do they maintain their equipment, appliances and overall structure of their home, how do they track their projects to keep them on schedule and how do homeowners manage the finances associated with all these projects, maintenance and making sure they are properly insured.

Coming from a background in software and specifically the construction project management industry, I understood the value of keeping the necessary documentation in a centralized location to have the most effectiveness on managing major projects. My necessity for a solution like HomeZada and my previous experience helping grow the previous company lends itself to building the HomeZada organization. Building HomeZada to keep myself more organized resulted in providing value to others who use the solution.

What are the dangers of ignoring a leaking pipe?

The dangers of a leaking pipe are significant. First, your water bill will be larger than normal and you will be responsible for this bill. Secondly, you risk damage to other areas of your home like walls, floors, and other structural areas that can lead not only to immediate damage but also long term effects like mold. Getting a pipe fixed as quickly as possible will be an expense but can be less expensive than if you waited having to possibly deal with the tearing down and replacing of walls and floors.

What are the advantages of receiving routine maintenance on my lawn?

Mowing your lawn regularly and during specific seasons is necessary to keep a good looking home and to add curb appeal. However, additional maintenance like the proper fertilization and trimming your trees and shrubs are necessary to keep you lawn healthy and to protect you home against any damage. Fertilization will give your lawn the nutrients it needs to continue to grow. Trimming trees and shrubs is good to avoid any damage to your home's exterior walls, windows or siding. Trimming shrubs is also a good idea to protect against any burglars. With trimmed shrubs, you actually remove potential hiding places for burglars.

What are some preventive measures I can take to limit the amount of water coming into my basement or crawl spaces?

There are several measures you can take to limit water in to basement or crawl spaces. The first is to walk your property and make sure your grading of your lawn is moving away from your home if possible. Making adjustments to your lawn or landscaping will help minimize any water near your basement or crawl spaces. Next you want to check your gutters. If your gutters are clogged, damaged or blocked, you could experience water pouring over the gutters and running down walls and potentially getting into basements and crawl spaces. Clearing the debris from your gutters also helps to avoid any wall damage that could cause problems like mold or rot.

What are some visible signs that it is time to repair or replace the exterior of my home?

Visible signs of damage to a home's exterior are siding that is falling off a home, peeling stucco on a home, and water spots on areas of the exterior not drying. Water streaks down the sides of your home might indicate damage or clogged gutters. Pools of water around the base of your home may be a sign that you need to readjust your grading or add a different kind of landscaping to make sure the water does not seep into your basement or crawl space. Roof shingles or tiles falling off a roof or cracked windows are also signs of potential damage and getting these items replaced is important to prevent damage to your home and to create efficiencies in your home's operation.

What other important home maintenance points that homeowners must keep in mind to ensure minimal or zero damage to their property?

Regular maintenance checks on all aspects of your home will be important to avoid property damage. Some property damage will occur due to storms however you can minimize your property damage by taking preventive measures. Using a system to help you manage these details on a calendar will be helpful in remembering when these tasks need to be completed throughout the year. Your home is one of your largest assets and taking proper care of it will also help you maintain its efficiency and its value.
