What Influences Your Home Insurance Policy: An Interview with Steve Brooks of B&B Premier Insurance

Tell us a little bit about your company and its foundation.

B&B Premier Insurance is one of the largest independent Insurance agencies in California. We have over 40 employees, and me and my partner have both been Insurance agents for 30 years! We represent over 35 different Insurance companies, which gives our clients many different options to make sure they get the best combination of price and coverages.

What are some of the services your company provides?

We do all forms of Property & Casualty Insurance. We insure "things," not people. We do a lot of Personal insurance (home, auto, earthquake, jewelry, art, and umbrella coverages). We also insure a lot of commercial property (shopping centers, apartment buildings, rental properties, and professional offices such as law firms, cpa, and doctors offices). We will also insure retail stores, furniture stores, cupcake, wine stores and etc.

Is there a generalized formula that is used to determine home value and thus home insurance?

Generally we start with an amount per square foot, at least $200 to start, then we get more in depth and go through all the details of the home. We find that most peoples homes are underinsured. We ask more questions than most agents to try and make sure we don't miss anything Most people don't understand that how much your home will sell for, has no correlation to how much it would cost to rebuild and repair. When home prices were very low, we actually had to insure many homes for More than what they sold for.. Many properties would cost more to rebuild than what they can sell for.

Is there any additional information you wish to share on the topic of influences on home insurance policy?

Homes in fire and brush areas is a huge factor in the cost of insuring the home, because of the drought situation in California we are seeing Insurance companies even be more strict about what homes they will insure, or what price they will charge. People who own older homes, over 50 years old need to be extra careful to make sure they have important coverages. Building code coverage-loss of use. Lastly, I think it's important that homeowners know that there are Huge differences in coverages between different home insurance policies, most auto insurance policies are very similar, but not homeowners policies . People can get "burned" when they don't find out until they have a claim the limitations and exclusions of their policy.
